From application to funds: the process by product
Six stages sit between applying for UK business finance and funds landing: gathering documents, submitting the application, an indicative decision, a formal offer and review, signing, and funds landing. The stage that varies most by product is the indicative decision, from a median of about a day for merchant cash advance to around 10 days for commercial mortgage finance, using the same lender-published figures as our decision-time and ticket size by product page.
Quick Reference
Direct Answer
The UK business finance process runs: gather documents, submit the application, an indicative decision (a median of about a day for merchant cash advance to around 10 days for commercial mortgage finance, by product), a formal offer and review, signing, and funds landing. Asset finance funds typically land within 1 to 5 working days of signing; other products do not have a separately verified figure for this final stage.
Summary
This page describes the 6-stage process from applying for UK business finance to funds landing, and shows how the median time to an indicative decision (stage 3) differs across 7 product categories, using the same lender-published median figures as FundBiz's decision-time and ticket size by product dataset. It states plainly where a verified figure exists for the final funds-landing stage (asset finance only) and where it does not.

Indicative decision
The stage where our median decision-time figures below apply, from about a day for merchant cash advance to around 10 days for commercial mortgage.
Formal offer and review
Check the total cost of credit, all fees, and any end-of-term terms before accepting. This is also when a personal guarantee or any security is confirmed in writing.
Sign and return documentation
The formal agreement is signed and returned, sometimes alongside a solicitor for larger or secured facilities.
Funds land
Timing here depends on the product and how the facility pays out. For asset finance specifically, funds are typically released to the supplier or your account within 1 to 5 working days of completion, per our asset finance application process guide. We don't have a verified figure for every product at this stage, so treat stage 3's decision-time figure as the reliable anchor and confirm stage 6 timing with the specific lender.
Stage 3, by product
| Product type | Median time to indicative decision |
|---|---|
| Merchant cash advance / revenue-based finance | About 1 day |
| Unsecured / SME term loan | About 2 days |
| Asset finance | About 2 days |
| Other / specialist | About 2 days |
| Bridging & development finance | About a week |
| Invoice finance & asset-based lending | About a week |
| Commercial mortgage & property finance | Around 10 days (only 2 lenders state a figure) |

“These medians describe the product, not you. Within any single category, a complete document pack with bank statements, accounts and director details ready to go moves an application toward the fast end of its range; a file that needs chasing for missing months or unreconciled figures moves it toward the slow end, or past it. Stage 1 on this page, gathering your documents first, is the one stage you fully control, and it is usually the biggest single lever on where you land.”
FAQs
Which stage takes the longest?
For secured and larger-ticket products, bridging, development and commercial mortgage finance, the indicative decision stage itself (stage 3) is the longest, because valuation and legal work sit inside it. For merchant cash advance and other revenue-based finance, stage 3 is the shortest, often under 2 days, because the underwriting reads card-sales or revenue data the lender already has visibility of.
Do these figures reflect real applicant outcomes?
The stage 3 figures are medians of what each lender publishes about its own typical decision time, the same source data as our decision-time and ticket size by product page, not measured applicant outcomes. FundBiz does not run a credit check, match, score or route applications, so we hold no real-outcome dataset to average instead.
Why is there no verified figure for stage 6 across every product?
Because most lenders publish a decision-time claim but not a separate, verifiable figure for how long funds take to actually land after signing. We have one verified figure, for asset finance specifically, from our own published application-process guide, and we would rather say so plainly than invent a number for every other product.
